MB Stone Care MB-24 Plus Barrier Water-Based Impregnating Stone Sealer
MB-24 Plus Barrier is a water-based impregnating sealer that protects porous natural stone and masonry against water, oil and everyday staining. It penetrates below the surface rather than forming a coating, so it leaves the color, texture and finish of the material unchanged while still allowing moisture vapor to escape. Approved surfaces include granite, marble, limestone, travertine, terrazzo, concrete, slate, terra cotta, Saltillo tile and grout, and once cured the sealer is safe for food preparation surfaces. One quart covers roughly 150 to 250 square feet and properly applied protection lasts about 3 to 5 years.

- Read the Safety Data Sheet completely before use.
- Confirm the surface is clean, completely dry and free of soil, waxes, coatings and previous sealers. Let newly restored stone dry thoroughly first.
- Test a small inconspicuous area to gauge how quickly the material absorbs and to confirm the result before treating the whole surface.
- Apply a liberal, even coat with a lambswool applicator, paint brush, low-pressure sprayer or spray bottle. Work in manageable sections: about 7 to 8 linear feet on countertops, about 50 to 100 square feet on floors.
- Let the sealer dwell wet on the surface for up to 30 minutes, moving it around so it never dries in place.
- Watch the absorption rate. If the sealer soaks in within 10 minutes, more applications are needed; keep applying until the surface stays wet for more than 15 minutes.
- After roughly 20 minutes of dwell, remove all remaining sealer and residue with a clean dry cloth or towel. Never let excess sealer dry on the surface.
- Work section by section across the whole installation, overlapping slightly so no area is missed.
- Apply a second coat if the material is highly porous, repeating the same steps after the first application has been wiped clean.
- Inspect from several angles under good lighting. If residue remains, apply a light coat of fresh sealer to that spot and immediately buff it off with a clean cloth.
- Allow 24 to 36 hours for full cure before exposing the surface to heavy moisture or potential staining agents. If the surface will contact food, allow 48 to 72 hours to cure completely before returning it to food preparation use.
- Maintain with pH-neutral stone cleaners, and water-test periodically to decide when resealing is due.
- Wear gloves and eye protection during application.
